Neighborhood Nature & Community
Though we are a small neighborhood, we offer wonderful local perks like an active Little Library and an official Neighborhood Watch to keep our streets safe.
Our year-round community calendar includes patriotic flag displays on federal holidays, a BBQ in the cul-de-sac on Neighborhood Night Out, and festive winter traditions like our luminaria lighting, a Christmas yard decorating contest, and a community dinner with a White Elephant Ornament Exchange during our annual meeting to wrap up the year.
We are constantly planning new ways to bring neighbors together, so keep an eye on this website for updates on upcoming seasonal events, including Movies Under the Stars.

ANNUAL DUES - PAYMENT TERMS & CONDITIONS:
1. Annual Homeowners Association dues for Los Verdes are $250.00 and must be paid in full on or before January 31st.
2. Payments can be made securely through our website portal up until the January 31 deadline. Please note that all digital transactions are subject to a 2.9% credit card processing fee ($7.25), bringing the total online checkout amount to $257.25.

Note: This transaction fee is collected directly by our third-party payment processor to cover transaction costs. No portion of this fee goes to or is retained by the HOA.
3. The online portal will close for dues processing after January 31. Any account with an unpaid balance on or after February 1 will be considered delinquent and automatically issued a $25.00 late fee, bringing the base assessment total to $275.00. In accordance with our community bylaws, overdue balances will also accrue interest at a rate of 18% per annum until the balance is completely settled.
4. Online payments will no longer be accepted after January 31st. Delinquent payments and fees must be paid by check and mailed to:
